The process of developing real property is comprehensive.  It requires in-depth awareness to transform what is... into what is needed – be it to meet existing or a created market demand.

At Sixth Avenue & Oak Street, this high-profile Vancouver city block had under-performed its potential for some time.  The surprise, however, came when inordinately high ‘site prep’ costs were presented in a demolition contractor’s bid.  With this came the discovery that the old, clapboard-clad warehouses dominating the site also had some well-built company.  Not so easy to demolish were four substantial, concrete buildings.  Old but robust, the demolition expense for these structures proved prohibitive.

It was eventually disclosed that several prospective purchasers had previously looked into the property’s development potential, coming to the same conclusion.  And, not finding a viable solution, all had moved on, abandoning this project.
