The challenge this property faced was overcome by "unlocking the mystery".  The answer was found in the issue itself – i.e., the old, concrete industrial buildings were repurposed as modern commercial office space and a sizable residential component.  The result created a value-added property enhancement solution.   What for many years had been an underperforming property became a viable builder-developer opportunity.

All stakeholders benefited.  The community gained the 'contemporary gentrification' of an old 'eye-sore' industrial site, modernizing an entire city block.  The original property holder realized a substantial capital gain, exceeding his asking price.  In turn, the purchaser of this 'build-out' property enhancement package secured a profitable project.  And for us, as the 'organizers' – finding the key that 'unlocked the secret' to this opportunity – the value-added sale was also quite lucrative.
