Malaspina Heights

Malaspina Heights, North Vancouver, BC

Awaiting Subdivision Prospectus (required in 1979), the developer suddenly faced critical financing issues with unexpected approval delays.  At stake: forfeiting the large property purchase deposit and all legal, subdivision planning and engineering work that had been largely completed.

Creation of an "Interim Buyer":  Two Non-Reporting Companies, which at the time stipulated a maximum of 25 Shareholders each, served this purpose.  This allowed a share-for-lot exchange, as "Offering Units", serving as presold lots on a first-come, first-serve basis to individual Home Builders.  Despite delays related to the required Prospectus, the property purchase was completed.

Noteworthy Point:  "Unlocking the mystery" of a property – i.e., realizing its true, inherent value may have little to do with the physical property itself, but rather, as this fine example demonstrates:  how "the deal" or financial structure is resolved.

5th & Victoria, Kamloops, BC

 ​Although environmental rule-changes precluded the original proposed Hotel from advancing beyond initial development approval status (newspaper clip), it nonetheless did expose the intrinsic value of this former GM automobile dealership property.

In 1980 Kamloops desperately needed new, additional hospitality facilities.  Encouraged by City Officials, a proposal  (see rendering) was submitted and accepted.  Pursuing the LandScope™  mandate this proved-up the site's potential, prompting a third-party purchase. 

Today it holds the City's Library.

Rose Hill South, Kamloops, BC

The original cost-prohibitive proposal called for water from the Thompson River (D. Blue Line), pumped up the hill with septic fields addressing the individual lot sanitary needs.

The solution identified a more direct and far shorter route to City Utility Services, unlocking the potential of this 112-acre raw land (143 lot) subdivision project.

Successfully negotiated terms to tie into the Juniper Hills subdivision (L. Blue Line) to the East.   This changed the dynamics to create a viable project.
