the challenge

Holding real property that is not fully productive can be a challenge. 

 

This is true whether it is raw land needing a productive use, dormant infill property calling for development, or just tired old structures looking to be
‘re-purposed’.  However, the future becomes uncertain when such unrealized potential is elusive in a world continuously confronted by economic woes.  It may be global or regional markets that are affected.  Or, the issue may be property-specific, only affecting the owners and tenants.

Whereas many real estate markets have shown significant value appreciation over the years, a recent counter-threat is ‘lack of affordability’.  Increasingly, when development is considered, the question arises as to whether or not the proposed improvements will deliver the answer or will the project price itself above the target-market’s ability to pay.  Given the increased values of today, ever-larger mortgage loans and higher predicted interest rates may also pose a problem.

Notwithstanding market vagaries and rising property values, not every owner will be able to take advantage of their property's potential.  This could mean that their expertise lies elsewhere.  “Not everyone who drives a car is a mechanic!” Furthermore, as limits on knowledge, skill set or experience may stifle progress, restricted access to funding is almost sure to thwart, regardless of the vision.

In response, Land4ge employs a well-defined entrepreneurial approach*This meets both market entry and funding needs.  By reaching beyond current resources, Land4ge escapes existing limitations.  Yes, there is an art to this, but for the most part, it is a process.  Simply, it is another way of thinking i.e., ‘working the solution, not the problem’.

​Creating a sale may be the objective, but not all buyers are welcome.  Owners are regularly let down when a proposal does not match their perception of a property’s value.  An owner may intuitively sense the opportunity, but it is often difficult to confirm.  Conversely, a buyer may not always grasp how to realize the inherent value fully.   Therefore, while side one seeks an optimal price, the other demands a  discount, offsetting the risk.

Although touched upon earlier, I repeat, Land4ge is a refined version of its predecessor: LandScope, which served as the real estate enhancement arm of Trustfort-Meridian Financial Corp. (“TMFC”), our small consultancy-investment firm at that time.

Armed with the registered trademark banner of LandScopeTMFC stood unrivaled in how it approached the marketplace.  It brought value to properties it did not own!  Although secured, its objective was not to purchase but to expose and validate potential, presenting the merits of a subject property, to define and reveal a ‘property enhancement opportunityIt earned its income by selling the value-enhanced result.  Each design initiative included existing property characteristics (soil/structural engineering), the current and proposed property-use designation, and a conceptual plan.

 

When appropriate or already specified within a community’s ‘neighbourhood plan’, a LandScope proposal would seek to match its concept design corresponding with the identifiable need or end-user market.  Validation would then attract potential builder-developers and related financial interests, the latter often enticed by a ‘creative element’.  The projects undertaken included residential subdivisions, strata-townhouse projects, condominium properties (mid and high-rise), mixed-use, and commercial office/retail, not to forget a couple of successful hospitality projects (incl. pre-development approvals).

Like Land4ge today, this predecessor business gave the nod to common sense, first with its unique industry approach − i.e., to avoid any ‘ownership liability’, in turn pursuing the practicality of having each undertaking focus on a defined viable use.  This follows a refined research-analysis-driven process offering the basis for a solution: development design or re-purposing of a property.  It was and is a process that seeks to ‘unlock the mystery’ of a property, the lack of which often holds an owner or developer back from realizing its ‘true value’.
